Book direct. Stay independent.
For independent hotels, guesthouses and B&Bs tired of handing a fifth of every booking to the big booking sites. The money goes to whoever made the bed.
Figures are illustrative on a £150 booking and show commission only. The Stayfair Connect figure is the Bookable tier; the Listed tier carries no commission at all. i-escape also charges a separate one-off participation fee (£0-1,500) not reflected here. Rates vary by property, tier and season. Confirm current terms directly with each platform.
You'll see it a lot on this page. "Hotel" undersells a three-room B&B, and "listing" makes a farmhouse sound like a storage unit. "Stay" is the one word that fits a coaching inn, a converted barn and a boutique hotel without playing favourites. So that's what we call everywhere here. We'll bring it up again in the FAQ. Consider yourself warned.
Not another big booking site. Not just a free listing.
Big platforms charge a lot and handle everything. Free directories charge nothing and handle almost nothing. Stayfair Connect sits between the two, on purpose.
Live booking, huge built-in traffic, and payment collected for you, for 15-25% of every stay. The guest relationship stays with the platform, not you.
A flat subscription and nothing else taken. But no live availability and no payment handling: every enquiry gets chased and booked by hand.
Two ways in: get found for a flat fee, or add live booking with a 8% commission when you're ready. Either way, still a fraction of what the big booking sites take.
How Stayfair Connect works
Choose Listed or Bookable
Add your rooms, rates and photos either way. Bookable also means setting live availability. Stayfair Connect pulls in any other calendar you run for free, to catch clashes automatically.
Guests find you, then book their way
On Bookable, travellers see real availability and pay securely through Stripe Connect on the spot. On Listed, they get your contact details and book with you directly, however you already do.
You keep more of every stay
A flat annual listing fee either way, plus commission only if (and only when) a booking actually runs through Stayfair Connect.
How guests will find you
Fair question: 8% of no bookings is nothing. Here's what we do to bring guests to Stayfair Connect.
Pages written to be found on Google
Every stay has its own page, and our town, region and feature guides (dog-friendly stays in the Lake District, say) are written for the searches guests actually make.
Town by town, together
We launch a town at a time, so a guest searching for somewhere to stay finds a full choice of independent places, not one page on its own. Every owner who joins makes the town easier to find.
Reasons to book direct
Stayfair Perks are extras you choose to offer guests who book through us, such as a welcome back discount or a flexible date change. Our newsletter goes to people who'd rather stay somewhere independent.
Your own links
Put your page on your Instagram, Facebook and Google profile. Sending people there costs you 8% on Bookable, or nothing on Listed, instead of a fifth of the booking.
We're new, so we won't quote visitor numbers we don't have yet. That's why the fee is flat and the commission only comes when a booking does: if we don't bring you guests, you've paid the yearly fee and nothing more.
Why we're doing this
We got tired of watching independent places (the family-run B&B, the seaside hotel that's welcomed guests for generations, the coaching inn with a lot of character) hand away a fifth of every booking just to be found online.
Big platforms aren't going anywhere, and this isn't really about replacing them. It's about giving independent places a second channel that doesn't cost the earth to use: one flat fee, a commission that still leaves room for the platform to actually work, and a guest relationship that stays with the people who earned it.
We're independent too. That's sort of the point.

“It's a much smaller idea than the big platforms, built specifically because the alternative was watching genuinely good, independent places lose a fifth of every booking just to be found online at all.”

Move the slider to a year's worth of bookings you take through the big booking sites, and see the same bookings on Bookable, with our yearly fee counted in.
The yearly fee pays for itself after about £1,500 of bookings. Card fees come out of our 8%, and it's never charged on VAT or tourist tax. On Listed you pay the fee and no commission at all. Illustrative only: it assumes those bookings come through us instead.
Two ways to work with us
Not every owner wants the same thing. Some already have a way of taking bookings (the phone, a regular email back-and-forth, their own site) and just want more people to find them. Others would rather guests booked and paid on the spot, with nothing left for anyone to chase. Stayfair Connect doesn't pick for you. Get listed, get bookable, or start with one and add the other later. The choice is entirely about how you like to run things, not which tier you can afford.
- Same listing fee either way: photos, description, full search visibility, and your contact details shown to guests
- Bookable adds live availability and payment via Stripe Connect on top. Listed doesn't touch either
- No commission on Listed, because no booking runs through us to take a cut of
- 8% commission on Bookable, against 15–20% at Booking.com, Expedia or Airbnb
- Run another calendar elsewhere? Stayfair Connect pulls it in for free to catch clashes automatically
- No rate parity clauses: price your own website however you like
Get found. Take the booking however you already do.
